Buying a sofa too large for the living room is one of Singapore's most common furniture mistakes. HDB living rooms run from 15 to 25 square metres, and getting the size right shapes how your home feels every day.

HDB Living Room Sizes

• 3-room BTO, 15-18 sqm, often shared with dining
• 4-room BTO, 18-22 sqm with a defined dining zone
• 5-room BTO, 22-28 sqm with more room to play with
• Executive, 25-32 sqm for a generous setup

Clearance Rules

• Sofa to TV: minimum 90cm, ideally 120cm
• Sofa to coffee table: 40-50cm
• Side clearance: 10-15cm minimum
• Walkways: 80cm unobstructed

Sizes by Flat Type

3-Room BTO

A 2-seater (140-160cm) or compact 3-seater (180-200cm). Slim armrests get you more seating in less space.

4-Room BTO

A standard 3-seater (200-220cm) works well. L-shaped is fine too, just keep the longer side under 250cm.

5-Room and Larger

A full L-shaped (280-300cm) or 3-seater plus armchair. Resist the urge to oversize.

Common Mistakes

• Showroom bias, bring your measurements with you
• Forgetting delivery access, check lift and door dimensions first
• Ignoring depth, anything over 95cm eats floor area fast
• Not accounting for recline, add 15-20cm behind the sofa
