The Hidden Cost of Oversized Furniture in a BTO

Expert Insights for Your Home
Good furniture decisions start with good measurements. Too many BTO owners fall for a sofa in a showroom, bring it home, and watch it swallow the whole living room. At Mega Home Furnishing, we would rather you get this right the first time, so here is what actually matters when your space is on the smaller side.
BTO Space Realities
A 4-room BTO living room usually comes out to about 18 to 22 sqm, and in an open-concept layout that often has to include the dining area too. The trick is not simply buying smaller furniture. It is choosing pieces with proportions that suit the room, so everything still feels open and still does its job.
Layout Strategies
Living Area
One properly sized sofa beats two or three smaller ones squeezed together. Go L-shaped along two walls and the seating area reads as a proper zone rather than a corner full of furniture.
Dining
Keep a rectangular table against the wall on ordinary days, then pull it out when the family comes over for the weekend.
Bedrooms
A bedframe with built-in storage makes up for a smaller wardrobe, and sliding doors are worth considering in a tight room. Whatever you pick, measure your doorways first.
Avoid Common Mistakes
- Showroom bias: Showrooms are simply bigger than BTO rooms, so bring your own measurements along.
- Delivery access: Check your lift, corridor, and door dimensions before you commit.
- Over-furnishing: A little empty space usually makes a room feel more comfortable, not less finished.
Bring your BTO floor plan to Mega Home Furnishing and we will help you work out what genuinely fits.
